February 2002 Owners Update
LEAD-BASED PAINT MAINTENANCE TRAINING IS AVAILABLE
FROM HUD-SPONSORED TRAINERS FOR FREE
With this training, Section 8 landlords will get official
HUD certification to repair lead paint. The new lead paint
rule activated January 10, 2002. It will make changes in the
way the lead paint issue is handled throughout the housing
and real estate industry. In our TMHA Section 8 program, the
rule changes the way we inspect for lead-based paint, mainly
through the requirement for clearance testing for failed paint
in applicable units. HUD knows that Section 8 landlords are
very concerned about this new rule.
To that end, HUD is sponsoring FREE training for landlords,
maintenance and construction people, and real estate professionals
throughout the U.S. Two 1-day trainings are scheduled for
our area. Attendance at one of these trainings will be well
worth the time spent to understand lead paint and how to handle
it. See front page for details. Training is being offered
by the QuanTech Company, which is an environmental analysis
firm headquartered in the Washington D.C. area of Virginia.
This firm has worked with HUD to develop LBP testing and research,
and will offer the most up-to-the-minute information on lead
regulation.
DONT MISS ATTENDING ONE OF THESE TRAININGS! THIS OPPORTUNITY
WONT BE AVAILABLE AGAIN. These training opportunities
are appropriate for landlords, contractors, maintenance and
rehab. workers, and real estate professionals. Please share
this information with others. Topics covered will be :
- Lead Paint In Our Housing
- Resident and/or Tenant Notification
- Lead-Based Paint Hazards & Where You Find Them
- Lead Exposure and Maintenance Work
- Doing the Lead Paint Maintenance Job
- Quality Assurance & Clearance Testing
- HUD, EPA, OSHA, State Regulations
Participants will receive an official Certificate of Training.
This certificate is the official HUD certification for landlords
to stabilize LBP in their units.
TMHA Handicap Accessibility Project Update
If you have visited the TMHA office lately you can see that
our access project is well on its way to being completed.
Our new access ramp has been constructed and the chair lift
installation is nearing completion as well. In addition, an
expanded waiting area is being added. We look forward to having
all of these office improvements completed very soon. At that
time we feel that the TMHA facility will be in compliance
with the Americans with Disabilities Act (ADA) requirements
regarding accessibility to public facilities. Gor-Con Construction
is serving as General Contractor for the project.
