TMHA to Increase Payment Standards on September 1st, 2007

The amount of subsidy paid is dependent on the Payment Standard for the family. ThePayment Standard is the bedroom size amount that is supposed to represent the monthly rent, including the cost of utilities (except telephone and cable), that must be paid in our housing market to rent privately-owned, decent, safe and sanitary housing of an average type. The Payment Standard for the family is determined by the number of people in the family and the family make-up.

The reason for increasing the Payment Standards is to account for inflationary increases in the cost of rents, and to give our Voucher holders who are searching for units a better chance to locate an affordable unit.

A recent action which allowed for the increase in Payment Standards is HUD’s Final Funding Notice for 2007. Even though it’s half way through the year, Congress and HUD had not finalized this funding, leaving TMHA and other housing authorities in a state of limbo. Now that the final numbers are out, TMHA has more funding to use, thereby allowing the increase in Payment Standards which will have the effect of increasing the HAP subsidy on new units, and on current units as they recertify.



Direct Deposit Update


The past two months we have reported in the Owner Update a move to direct deposit of HAP checks. The players are now almost in place. We plan to implement direct deposit for those owners who have completed the account authorization form by the September payment.

In the next week, Owners will receive the Account Authorization form in the mail. As soon as it is completed, return it to TMHA. The letter will relay instructions. We have had positive comments from Owners regarding this change. One of the best advantages is that the HAP payment is available to Owners faster via ACH electronic transfer.



Landlords—Notify TMHA of Your Available Rental Units


Tuscarawas MHA will be glad to assist landlords in renting their available rental units to prospective TMHA tenants. All landlords need to do is to telephone our office at (330) 308-8099 and provide us with some information about the rental unit which is available. Generally, we will want to know the address of the unit, what you are asking for in rent, how many bedrooms are contained in the unit and the landlord contact information. TMHA will then add this information to our current available units list. This list is distributed to all TMHA Voucher Holders who ask for it. These folks are the ones who are interested in finding new places to rent at the current moment. So, if you have a rental unit that is currently available and you want some free assistance in trying to find a prospective tenant, take just a moment and call TMHA to have your unit added to the list of currently available rental units!
